What is acoustic leak detection?

Acoustic leak detection is the practice of locating a pressurized water leak by listening to the sound it produces. Water escaping from a pressurized line creates a steady high-frequency hiss or thrumming noise as it forces through a fracture, fitting, or pinhole. That sound travels through pipe walls and surrounding materials — concrete, soil, drywall, framing — and can be picked up at the surface with calibrated sensors. By moving those sensors along the suspected line and listening for where the signal peaks, an experienced tech can mark the leak location within a few inches before anyone opens a wall or breaks ground.

It’s the workhorse method for the most common residential and commercial leaks in British Columbia: slab leaks under living rooms and kitchens, wall leaks on supply lines feeding bathrooms and laundry rooms, irrigation main breaks on golf courses and large landscaping, and service line leaks between the city shut-off and the home. Done right, it saves homeowners and property managers thousands of dollars in unnecessary demolition and gets repair crews to the exact spot on the first try.

How acoustic detection works

The physics: water under pressure makes noise

When a pressurized water line develops a leak, the pressure differential between the inside of the pipe (typically 40–80 psi in residential systems, higher in commercial) and the surrounding environment causes water to accelerate through the fracture. That acceleration creates turbulence, and turbulence creates sound — specifically, a continuous broadband noise with peaks in the 200–5,000 Hz range depending on pipe material, fracture geometry, and line pressure.

That sound propagates in two directions. Through the pipe wall, it travels along the line itself like a tuning fork — sometimes for tens of metres. Through the surrounding material (concrete slab, soil, building structure), it radiates outward with rapidly diminishing intensity. The point where surface intensity peaks corresponds, almost without exception, to the location directly above the leak.

What the sensors hear

Modern acoustic detection uses two main sensor types. Geophones are placed on hard surfaces (slabs, sidewalks, asphalt) and pick up vibration. Ground microphones pick up airborne sound where the surface allows — landscaping, grass, gravel. Both feed into an electronic amplifier and filter, which lets the tech isolate the leak frequency range and reject ambient noise like traffic, HVAC, or appliances running in the home.

When the tech walks the suspected line, the amplifier shows a real-time signal level. The leak location is wherever that signal peaks. To confirm, we use two-point correlation: place sensors at known points along the pipe, measure the time difference between when the leak sound arrives at each, and the math tells us the exact distance from each sensor to the source. It eliminates guesswork on long runs.

What about quiet leaks?

Not every leak is loud. Slow seeps, low-pressure systems, and depressurized lines can produce so little sound that acoustic alone won’t locate them. When that happens, we don’t force the method — we switch to electronic tracer gas detection or thermal imaging, both of which find leaks acoustic can’t. Knowing when to switch methods is the part that takes experience.

When acoustic detection is the right call

Acoustic is the first method we reach for when any of these symptoms are present:

  • A water bill that jumped without explanation. Most often the cause is a small continuous leak on a pressurized supply line. Acoustic finds these because the leak runs continuously and pressurized, producing a stable signal.
  • Damp spots, warm spots, or warped flooring on a slab-on-grade home. Classic slab-leak symptoms. The line is under concrete; acoustic listens through the slab.
  • Persistent moisture at the base of an interior wall. A supply line in the wall is leaking. Acoustic walks the wall and pinpoints the spot before the drywall comes off.
  • Loss of pressure on an irrigation system without visible surface water. The break is underground, possibly under a driveway or planted bed. Acoustic combined with line-tracing equipment finds it.
  • Strata mainline pressure drop. Multi-unit buildings with shared supply lines. We isolate zones and listen on each.
  • Pool, spa, or hot tub losing water. Pressurized return lines are the usual culprit. Acoustic is the first pass.
  • Hot-water recirculation loop pressure loss. Common in larger homes and commercial buildings.

Acoustic is not the right call when the leak is on a depressurized line (waste drains, vents), when the leak is suspected to be in a roof membrane, or when temperature differential is the most reliable signal (radiant heat lines). Real-world examples from BC properties

Slab leak under a North Vancouver kitchen

Homeowner reported a steadily warm spot on the kitchen tile and a water bill that doubled month over month. The home was on a slab foundation, the kitchen had been renovated 8 years prior, and the warm spot suggested a hot-water supply line under the concrete. We arrived with both geophones and a correlator. Two passes across the floor placed the leak under the south corner of the island, roughly 2.5 metres from the exterior wall. We marked the spot. The repair plumber opened a 14×14 inch square of tile and concrete, found the leak exactly where we marked, repaired the 3/4″ copper line, and re-poured. Total damage to the kitchen: a small section of tile. Without acoustic, the typical approach would have been to open the entire kitchen floor and chase the line by sight.

Mainline break under a Surrey driveway

Property manager noticed a wet spot at the curb that wouldn’t dry even on a hot week. Water bill was up about 30%. The service line from the city shut-off ran under a recently paved driveway, so digging up the entire run was a non-starter. We pressurized the line and used surface microphones combined with a tracer line to walk the path. The peak signal was 1.2 metres from the garage door at a depth of about 60 cm. The repair crew dug a 1×1 metre hole, found a fracture in the polyethylene service line, replaced the damaged section, and backfilled. The driveway above stayed intact. Total cost was a fraction of what trenching the full driveway would have been.

Strata mainline in a Burnaby high-rise

Strata council reported pressure complaints from units on the 14th and 15th floors and an unexplained make-up water draw on the boiler loop. The 16-storey building had a recirculating hot-water loop with multiple risers. We worked floor by floor with the building’s engineer, isolating risers and listening at known fittings. The leak was identified at a riser elbow between the 13th and 14th floors. The repair was a single fitting replacement in a service shaft, no unit access required.
