Why we share these

Leak detection is a service nobody buys until they need it — and when they need it, they want to know the work has been done before, in their kind of property, with the outcome they want. These case studies are a representative sample of recent BC work. We’ve removed identifying details out of respect for client privacy.

Residential

Slab leak in a North Vancouver home

Property: 2,800 sq ft slab-on-grade home, kitchen on main floor.
Symptom: Warm tile spot on the kitchen floor; water bill up 40%.
Method: Acoustic detection with geophones; two-point correlation on the suspected hot-water line.
Outcome: Located the leak under the south corner of the kitchen island, 2.5m from the exterior wall. Repair contractor opened a 14×14 inch section of tile and concrete; found a failed 3/4″ copper coupling exactly where we marked. Total tile damage was a single section.

Hidden moisture in a Vancouver heritage condo

Property: 1920s heritage building, third-floor unit.
Symptom: Musty smell developing over a year; no visible leak.
Method: Thermal imaging on a cool morning with interior heated. Moisture meter for verification.
Outcome: Cool patch 60cm wide on the interior side of an exterior wall. Investigation found deteriorated mortar wicking rainwater. Repair was repointing and interior drying.

Strata & Commercial

Multi-floor mainline in a Burnaby high-rise

Property: 14-floor strata, hot-water recirculation system.
Symptom: Boiler kept losing pressure; daily make-up water needed.
Method: Pressure & tracer gas — zone-by-zone pressure isolation, then hydrogen tracer gas on the failing zone.
Outcome: Leak isolated to a single riser between floors 9 and 10. Tracer gas pinpointed within 90 cm. Repair was a single fitting in a service shaft — no unit access required. Insurance report accepted on first submission.

Flat roof leak on a Burnaby warehouse

Property: 2,000 m² built-up membrane roof over warehouse offices.
Symptom: Drips during heavy rain into the offices below.
Method: Drone thermal inspection on a sunny afternoon plus targeted tracer gas verification.
Outcome: Identified three distinct wet zones (~18 m² total). Roofing contractor patched only those zones. Next heavy rain produced no drips.

Pool return line under a Vancouver Island deck

Property: Resort pool complex, three interconnected pools.
Symptom: Pool losing ~10 cm per week beyond evaporation.
Method: Electronic detection — isolated return loop, hydrogen tracer gas, scanned the deck.
Outcome: Leak pinpointed in a 30 cm radius near the equipment pad. Repair was a single 60 cm section of buried PVC. Pool back in service the next day.

Industrial & Government

Radiant heat slab leak in a Fraser Valley warehouse

Property: 8,000 m² warehouse with embedded radiant heat in polished concrete.
Symptom: Boiler losing pressure; system installed 20 years ago, contractor no longer in business.
Method: Pressure-tested each zone individually, then tracer gas on the failing zone.
Outcome: Failed PEX-to-copper coupling near a column. Repair was a 40×40 cm cut in the concrete — system holding pressure since.

Service line under a Coquitlam driveway

Property: Residential property with 12m paved driveway.
Symptom: Soft spot in the driveway that wouldn’t dry; water bill up $80/month.
Method: Underground correlation acoustics with sensors at meter and house entry.
Outcome: Correlator placed the leak 4.2m from the meter. Repair was a 1×1m hole, single fitting replacement. Driveway above stayed intact.

What these have in common

  • Non-invasive detection first. Every job above ended with a small, surgical repair opening — not exploratory demolition.
  • One visit, found. Most of these were located on the first detection visit. Occasionally we’ll need a second visit when conditions don’t favour one method — we pivot to another.
  • Insurance-ready report. Every job ended with a written report that the relevant insurer accepted without back-and-forth.
  • Repair coordinated. We don’t do the repair ourselves — we hand off to a qualified contractor with the marked location. Many of our clients use the same contractor repeatedly through our referrals.

A Closer Look at This Service

Water does not negotiate. It moves along the path of least resistance, and every day it moves, the damage grows. The question is not whether to investigate; it is when, and the answer is always sooner rather than later.

Local knowledge matters because the same symptom can point to completely different causes in different cities. The interview, the property history, and the site conditions are always weighed together before any instrument is deployed.

The technician works methodically through the checklist, explaining each step as it happens. Questions are welcome at every stage, and the approach is adjusted when the evidence points in a new direction.

How the Investigation Is Delivered

Every investigation follows the same disciplined sequence: consultation, survey, testing, cross-verification, marking, and documentation. The sequence is deliberate, and each step builds on the last.

  • Step 1: Consultation to understand the situation and the history
  • Step 2: Site survey and indicator mapping
  • Step 3: Testing of the suspected systems with matched methods
  • Step 4: Cross-verification of the finding
  • Step 5: Marking and documentation
  • Step 6: Written, dated report

The most common mistake is waiting: waiting for the stain to dry, waiting for the bill to settle, waiting for the leak to announce itself. Water does not wait, and every week of waiting grows the repair scope.

What This Costs

Pricing for this service in British Columbia depends on the scope of the investigation: the systems to be tested, the size of the property, and whether the finding is confirmed with a second method. A fixed quote is provided before any work begins, so there are no surprises on the invoice.

Every property is different, which is why pricing follows the investigation plan rather than a menu. The free consultation defines the scope, and the fixed quote follows it. What you are quoted is what you pay.

Insurance and Documentation

The report produced after a this investigation investigation is written with insurers in mind. It documents the cause, the extent, the methods used, and the readings taken, so the adjuster has everything needed to process the claim.

For BC policyholders, the practical value is speed: the claim starts with the report already in hand, instead of weeks of back-and-forth while the insurer tries to establish what happened.

What the Report Includes

The written report is the deliverable that separates professional detection from a good guess. It includes the confirmed location, the depth where applicable, the readings, the photographs, the methods used, and an interpretation of the cause and contributing factors.

You keep the report. It documents the finding, the condition at the time of the investigation, and the guidance for the repair, which is useful for warranty, insurance, and future reference.

When to Call

Call before the damage becomes visible if the meter is moving with everything off. That reading is the earliest and cheapest moment to act, and acting early is what makes the repair small.

Call when a repair contractor cannot find the source. Blind replacement of pipe, membrane, or roofing is expensive, and it fails when the true cause is elsewhere. The investigation answers the question the contractor could not.

How to Prepare the Property

The best preparation is information: when the issue started, what changed around that time, what the weather did, and what has already been tried. That history is often more valuable than any instrument.

Nothing else needs to be done. The investigation does not require demolition, preparation of the systems, or any work on your part beyond access. Showing up with the history is the whole preparation.

Common Questions

Is this service non-invasive?

Yes. Every method used works from the surface and leaves no marks. Nothing is cut, dug, or permanently marked during the investigation.

How accurate is the location?

With cross-verified methods, locations are typically within a metre or less, and slab locations within inches.

Is the report useful for insurance?

Yes. The report documents the cause, the extent, the methods used, and the readings, structured for claims and engineering review.

How long does an investigation take?

Most property-level investigations complete within a day, and the written report follows within one to two business days.

Do you repair leaks?

No. Detection and documentation are the service. The report guides the repair contractor to the exact location.

What does this cost?

The quote is fixed before work begins, based on the scope defined in the free consultation. What you are quoted is what you pay.
