What is drone leak inspection?
Drone leak inspection uses a remotely piloted aircraft equipped with a thermal (infrared) camera to scan elevated or large surfaces for leak signatures from the air. The drone flies a planned path over the target, captures both thermal and visual imagery, and the data is analyzed for temperature anomalies that indicate moisture intrusion — wet insulation under a flat roof, water tracking through a parapet, leaks at cooling tower fans, hot spots on a solar array indicating water ingress.
It’s the right call for jobs where the alternative is hazardous or impractical: walking a 5,000 m² commercial roof in 30-minute sweeps with a handheld thermal camera, setting up scaffolding to inspect a parapet wall on a six-storey building, sending a tech up to a cooling tower platform that hasn’t been touched in years. Drones make those inspections fast, safe, and complete. They also create a permanent visual record that’s easier to share with insurers, contractors, or strata councils than verbal descriptions of what one tech saw.

How drone thermal inspection works
The thermal physics, from altitude
Same principle as ground-based thermal imaging: moisture changes the thermal mass of building materials, and an IR camera reveals the resulting temperature pattern. From altitude, that pattern is often easier to read because the entire roof is visible at once and patterns that span large areas (like a saturated insulation zone) jump out clearly. The thermal payload on our drones is calibrated for building diagnostics, with resolution sufficient to distinguish leak signatures from environmental variation.
Flight planning and image capture
A drone inspection starts with a flight plan. We use planning software to set the path, altitude, image overlap, and camera angle so the entire target area gets captured with consistent coverage. Typical altitudes are 30–60 metres above the roof, depending on roof size and resolution requirements. The drone captures thermal images plus simultaneous visual (RGB) images so each thermal anomaly can be paired with what’s actually there in normal light.
Analysis and reporting
After the flight, the images are processed. Thermal anomalies are flagged, paired with visual context, and located on a roof plan. The final report includes annotated thermal images, narrative interpretation, severity grading, and recommended next steps. For larger commercial roofs, we sometimes deliver an interactive thermal map that a roofing contractor can use to plan repairs.
When drone inspection is the right call
- Large commercial flat roofs. Anything over about 1,000 m² benefits from aerial coverage. Faster than walking, complete coverage, no foot traffic on a delicate membrane.
- Multi-tenant warehouse, retail, or industrial complexes. Roof systems spanning multiple buildings or roof zones. Drone covers them in one flight.
- Parapets and elevated structures. Walls extending above the roof line, often the source of moisture intrusion. Hard to inspect from below; easy from the air.
- Cooling towers, mechanical platforms. Elevated equipment with restricted access. Drone shows leaks and corrosion without climbing.
- Solar arrays. Roof-mounted PV arrays can hide leak sources beneath panels. Aerial thermal sees through that.
- Pre-purchase or insurance inspections. Documentation-grade imagery of an entire roof for due diligence.
- Post-storm roof surveys. Rapid assessment of damage across a campus or commercial portfolio.
Drone is less commonly the right call for single-family residential leak detection — usually a ground-based method like acoustic or interior thermal finds the leak faster and cheaper.
Real-world examples from BC properties
Multi-tenant warehouse complex in the Fraser Valley
Property management reported leaks across multiple tenant spaces in a four-building warehouse complex. Walking each roof individually would have taken a full crew most of a day per building, with thermal cameras producing piecemeal coverage. A single drone flight covered all four roofs in about 90 minutes, captured thermal patterns showing five distinct wet zones across the buildings, and produced an annotated report. The roofing contractor was able to plan all repairs from the report in one trip.
Heritage commercial roof in Vancouver
An older downtown commercial building had a complex multi-tiered roof with parapets, decorative cornices, and limited safe walking surfaces. The property manager wanted a thorough leak inspection before negotiating an insurance renewal. We flew the building in two passes; the drone captured the entire envelope including parapets that would have required scaffolding to inspect from the ground.
